Real estate investors who fix and sell properties...do they do it themseleves or do they hire people?

Depends. How big a rehab....my time.
If I have the time off I will do all that I can.

But Time is $ too.....Hiring can be alot cheaper in the long run if your prop has to be on the market as soon as possible (and dont they all?).

You just cannot forget about holding costs or missing out on the hottest part of selling season because your only one man.

Hire what you dont want to do because what you dont want to do likely wont turn out looking its best. I also hire out high liability / inspection items (i.e. electrical)

I start on the outside or hire someone for outside immediately. The neighborhood sees the changes and the buzz starts quickly.
