I am fairly new to real estate. Been in the business about 4 months. I was wondering if any SUCCESSFUL agents have some advice on how to get clients? I know about talking to people and doing floor time, etc. I have not had much luck with that yet. Is farming a neighborhood a good idea? Does it really generate business? I know it can get expensive, but I am willing to do anything to get things rolling in my career. I am very eager and want to be busy. Please give me some advice.

I work for Century 21 in Southern California.

I too am a fairly new agent...about 3 months now in Seattle. Farming is one way to drum up business. But it is more long-term approached. You shouldn't hope to get immediate business from this. However, often if you build a good relationship with these people they will know someone who is moving or needs an agent.

Word of advice on Real Estate Brokers, I interview with all the major Brokers, Century 21, Coldwell Banker, Prudential, Skyline, etc.
I found Keller Williams to be above and beyond them all. As I said I am new but already I have 4 deals in the works. Keller Williams training and team atmosphere is unreal!

You may want to consider getting yourself with a brokerage that will commit to helping you build your business not just give you a spot!

A Real Estate career can be very sucessful, but also 80% of agents are out of the business after 1 year.

Just do you homework!

Farming an area will produce results in the long run. You do have to focus on other strategies in the mean time. The best thing to do is find another agent or broker that is willing to help.
Are you In San Diego? If so send me an e-mail. My broker is looking for people and we do take the time to train. There are no desk fees and 70-90% splits.

Farming typically takes about three years in one area. If you are diligent and resource full with your mailings it should pay of in this amount of time. I as a Realtor have picked a neighborhood that is approximately 15-20 years old. I search the tax records, first time buyer may still be there and those are the ones I target. Every month they receive a personal note from me and extending my services to them. This has paid off for me and I have received referrals from homes I sold in the area. You may want to try this, it is no guarantee but has worked for me.

Word of mouth is a great way to get clients! Farming can bring clients in but there isn't really a gaurantee that it will bring 100% people in. Real estate is hard to survive in... floor time is great and have your family get your name out there. Advertise and talk to people about real estate whenever you get the chance....do you have a website that is helpful too!
