Give carpet allownace if you have to. If you recarpet it would be more expensive and probably not the right colour for the new guys.

If the carpet looks bad, I would first suggest having it professionally cleaned. If cleaning would not improve its appearance, then I would suggest replacing the carpet. The home will show much better with clean or new carpet installed and would be more appealing to buyer prospects. What you are trying to make is a good "first impression" when buyers come to see your home. A bad or negative impression will only cause them to lose interest and value in your home. When this happens, you have to work to try and regain their interest by offering them an allowance or a reduced selling price. Sometimes they remain interested while others just can not see beyond the old carpet. Additionally, seeing the old carpet in the house may also prompt them to question the care and maintenance of other areas of the home. Just remember to make a good first impression.

The only real advantage is that the home would show better with new carpet. However the buyers may not like the carpet you pick even if you spend lots of money to get high quality stuff. Maybe the buyers would want hardwood flooring. This does add value to a home.

However I advise to LEAVE IT AS IS. Don't offer a carpet allowence unless the buyers ask for it. Don't give them more than they need.

Although new carpet will give your home a great look it would be beneficial, however, you tastes are not the buyers tastes or color. Give the carpet allowance! Measure the house, find a reasonable price carpet plus instillation and have it written into your contract. Its a great incentive for buyers. They get to choose the color and its quite exciting for the buyer knowing the carpet is new. Please do not forget to tell your agent to put a $ amount IE;$ 2500.00 contribution in the contract. Hope your home sells

You could do either. If you decide to make a carpet allowance make sure its a fair amount and let the listing agent know so they can inform the buyers agent so everyone knows about it when they see the house. If your carpet is disgusting I would replace it first.

Putting in new carpet will help with the overall appearance and help to attract buyers. If you already have a potential buyer then you can use the carpet allowance to help persuade them.

If it looks so bad that it would turn off potential buyers from even looking at the rest of the house, replace it now. But most buyers would prefer to pick their own color and style.

Replace it with a nice neutral color. Find something high quality on sale that will increase the value of your house more than you'll spend on it.

Don't be such a cheapskate, you're probably making a huge profit anyway, install new, thick, off white, plush carpet, that looks and feels luxurious! Not cheap toxic nylon.
