Sometimes deceitful people design Web sites that look like one's belonging to real businesses. Then they send emails to people with warnings that their account is in trouble, & the person needs to verify some info at a site that the link they provide in that email will take them to. That site being bogus, collects the private info by masquarading as thereal site, & uses that info to take advantage of the person they contacted through an email.

That^ is one of the worst scenarios regarding unofficial Web sites.

Another one is when a site reports on the same or similar subject matter as the original, but not with the knowlredge or backing of them. they may have lesser quality info, or even offer opposing veiwpoints to the original sites info.

Official would be approved by the person/item. Unofficial isn't. For example if you made a site about a band it would be unofficial but if a band made their own site it would be official.
