Marital status has absolutely nothing to do with it.
Main criterias are, strong income and employment, good credit scores and a down payment. These days mortgage companies and even banks have a variety of loan programs that someone with all the above can obtain a mortgage with ZERO DOWN!

I recommend you visit such sites as bankrate.com or cnn.com's under business/real estate. There are doing yourself tools to see if you qualify for a mortgage. Then I would suggest you use MyFico.com to get your credit score and report, which costs about $30 for all 3. Or you can contact the credit bureaus and get free credit REPORTS, but this does NOT tell you your credit SCORE.

No--- its based on your credit rating, ability to pay and other factors (e.g. value of the house).
