You didn't say what kind of rental you have.
If it is month to month, simply send him a letter which gives him the 30 day notice.
If it is a lease, you have some work ahead of you. You need to examine your lease documents to see what constitutes cause for termination of the lease. The land lord being demented is likely not a direct cause. It is his actions which must be reviewed as being applicable to the lease.
For example if he flashes little old ladies at the park that prob. does not impact you, however if he screams out obscenities at inappropriate times (Turret's Syndrome) that may affect your home life substantially.
Remember that, whatever you write, your next prospective, landlord will likely contact this one for references.

I have also helped my self to various amounts of furniture, and have ripped the boiler of the wall, and am selling it on eBay.

If you signed a lease, it doesnt matter that he is crazy. If he violates the lease terms by entering your property with out consent or something like that you can take him to court. But if you are locked in a lease you will be found guily of breaking it and HE could take you to court and make you pay, lost rent, and things like that. READ YOUR LEASE CAREFUL!.. if there is no lease... you can just go!
