I guess there was a leak, because it is right under the tub, but we do not have renter's insurance, so I was curious as to whether we had any recourse or not. Any feedback is helpful. Thank you

Nope, you need renters insurance.

Anything that is inside your place is only protected if you have insurance. It may vary from state to state though so you may want to ask an attorney because it is the management's responsibiltiy to keep up with the upkeep of the building, but that would be your only possible recourse. My guess though is you're liable for replacing your things since you did not have insurance. It's worth checking into, though.

the lack of renters insurance should not make a difference in this case.

the landlord is responsible for maintaining the property.

if this damage was caused by a leak, that you had no knowledge of, then ask him to reimburse you.

good luck.

Your landlord should repair and reimburse you as long as there is nothing in your contract saying you are responsible for repairs. You generally only need renter's insurance if you have an animal or water bed.

You can always contact the Better Business Bureau or go to www.hud.gov and click on tenant rights.
