The person that trasfered me the quick indeed sent me a lawyer saying that I dont have rights at this time that the original owner is gonna keep the property having the quick claim indeed on my name but i didnt record it.

A Quit Claim deed just passes over YOUR rights to a particular property. I can quit claim over my interest in the White House to you. Since I don't own the White House, the quit claim is essentially worthless (except for my autograph :) )

While you can record it, if the person who signed it didn't have a legitimate interest in the property, you are wasting the cost of filing.

A quit claim deed transfers a persons rights to the property, if they dont own any of the property they are deeding you nothing. If the person who owns the property deeds it, then its yours. You are supposed to record it right away so dont wait any longer.
