Scary story compilation book from the '80s (or before)?

When I was in elementary school, I ordered a book of ghost stories. One of the stories was about two boys meeting and playing together quite often. (I believe one of the boys and his little sister had just moved to the area.) After some time, the family found out that the "playmate" had actually died of lukemia some years earlier.

I think this book also had a list of haunted places divided by state in the back.

Can anyone remember a book like this? It was paperback and ordered through one of the book clubs. HELP!

Was it one of the "Scary Stories" series? Those scared the piss out of me when I was a kid.
