The possible reason that a lot of landlords on this site are against Section 8 is because they don't want to offer quality housing. Section 8 inspectors will inspect your unit to ensure that you receive a unit that is number one: SAFE. The landlord you are dealing with probably doesn't keep up the property in a manner that would pass two annual inspections. Instead, I would find someone who deals with Section 8 frequently, because they will be willing to provide your family with a safe and sanitary living conditions and will be required to keep your unit in operational standards. You don't want to deal with someone who looks down on Section 8 or doesn't want to be hasseled by his tennants for upkeep.

Looking at all these landlord comments its really sad. "Have you seen the people on section 8, I wouldn t rent to them let alone take their voucher." It s sad that people look at other people like this. Just because your on section 8, do not mean you don t work. Some don t and some become comfortable and don t try to help themselves. But everyone is not this way. People should be careful who they judge because you never know where your life might take you. I don t care how much money you have or how successful you are, sometimes your life will show you up. So be careful who judge. Also that s why you do back ground checks to make sure their rental history is good and that s why you have deposit to make you feel secure. If they have good rental history and you still judging a section 8 tenant than your just a sad landlord and nothing good will come or all your good will come to an end. You never get away with doing people that way. Some people simply use section 8 to help them get to the next level in life. Some people do take care of their homes because of course they have to sleep in it. And also if it a race thing, there is a lot of white people on section 8. So landlord get your minds right. If you don t want to take section 8 don t, but don t get on a high horse it really looks ugly. Your probably laughing at this message and think I m funny or brushing me off. But the joke is on you and you will see if you continue in the mindset that your in. To you landlords that do give people a chance after the back ground checks come back right and their section 8. Good for you, you will receive your blessing for that.

Actually its NOT illegal for him to refuse section 8. He has to sign up with them, be approved by them, and pass their inspection before he can accept section 8.
I do not take section 8 and have no plans to. I have had dealings with them in the past and it IS alot of hassle. Section 8 requires their inspection, but in most cities, the city has their own inspection for landlords. Section 8 refuses to accept the cities inspection, and even if you pass the city inspection, you may not pass section 8's one. Two inspections in one year are way too much. Also, No one can tell me how much I can charge for rent as section 8 tries to do. So I am not sure why you think it is easy to do and in his best interest. Actually its not. And if he isnt signed up, he does NOT have to accept your voucher and can make you move. How? If you are on Section 8, obviously you cannot afford his rent. As he dont take Section 8 and is not signed up for it, then you will have to move. Nobody can make him accept or sign up for it.

To the landlord is simply isnt worth the hassle. A tax break and guaranteed rent does not make up for the low life tenants that are often section 8 candidates. You might not be a bad person but being a section 8 renter you are pooled into a mindset many property managers dread. Not your fault, but thats the harsh reality.

I'll never go section 8. Yes, it's guaranteed money... but every landlord in the world would rather have good tenants who just pay their rent on time. It is NEVER illegal for a landlord to refuse to lease on section 8 terms. EVER. And usually it's not in their best interest to go section 8. Generally, you get less money and more hassle from city building inspectors. It's only worthwhile if you CAN'T find anyone to rent the place to.

I'm a landlord and section 8 is not in my best interest. Ever see some of these people who are on it? I wouldn't rent to them, let alone accept their voucher.

I've been a Section 8 landlord. It's not all peaches & cream. There are definitely hassles that go along with it, as well as benefits.

It would take a lot of convincing if I was your landlord. I kind of like it when someone pays me with his/her own money and has enough pride to want to do so.

It's also illegal for him to refuse. You can threaten to report him to your local housing authority.
