The best way to get great look grass is to use an application of manure compost once a year (1/2" to 1"), mow frequently, and water properly. Zosia and Buffalo grasses can oly take 1/4" of compost at a time. So due two applications on those types. Compost will almost eliminate any needs for fertilizer. To figure how many cubic yards you need, Take the square feet of turf x depth in inches divided by 324.

Most fertilizers are bad for the environment. Check first to see if they are ok.
Water once a week is often enough and should be done in the morning on hot days.
Ashes are good for grass. Also, don't mow too short and don't rake off the old grass. Use a mulch mower so that it goes back into the grass to composite. Do not burn off the old grass in spring as this also burns up the nutrients from the decomposing grass.
Its also a good idea to poke holes down through the sod every few feet a couple of times a year. This allows air to get down to the roots and also helps for the water to soak in better.
Manure is also good, specially sheep manure but like fertilizers, can have environmental effects.

Feed it and water it and mow it. Look at the hardware store or nursery for food that is appropriate for you area's weather. Another thing you can do is overseed it so that there is more grass growing. If it looks really bad, it may need thatching.

I've lime my soil for my lawn to sweeten the soil and will help with the water and fertilizers to absorb into the roots and better growing for your grasses.

It depends where you live, and whether you want to do it yourself or hire someone. I've a neighbor that does it himself and he does as well as a pro. I've tried and done all right, but don't pay enough attention to the multiple applications that are needed.

Fertilize, fertilize, fertilize and water, water, water. It is as simple as that. And keep the weeds out. I would suggest using a weed killer fertilizer. It is easy and you can almost do it all with the water hose.
