I'm looking for a small home that opens out onto a sandy beach in the back. It must be in a small community. Can be east or west coast but by no means heavily populated. Any ideas of where I can get help?

Design what you want. Sketch your favorite layouts.

Does your beach have to be in a warm state or will you tolerate cold winters? Make a pro and con list of what you will accept and what you won't. That will help narrow down what states to look into.

Will you accept a "beach" on a lake or require an ocean or the gulf of Mexico. That will narrow it down a bit more.

You do know that beach front property is extremely expensive.
Right? Try the Carolina's, they might be a bit less expensive.
Pricing in Florida and I am sure California is very high.

Once you narrow it down to a State and which ocean or water, Google for a Real Estate agent in that area.

Good Luck.

Have a 3 BR 2 BATH home for sale in JAMAICA BEACH. Located on the west end of Galveston Island. Population of this area is quite comfortable. Look it up on Century21 for a virtual tour.

Michigan. We have the five great lakes and it has the best fresh water in the world! Lakes Huron, Ontario, Michigan, Erie, and the best is Superior..brrrr its cold year around but it is God's country as the one side is USA and the other side is Canada.
You can still find some area that are unpopulated.
