it's to bad about your friend, he needs to check his mortgage papers or the bank to see if there are penalties for getting out of the mortgage early, usually there is a clause in the paper work telling what happens if anything is done early. he can also check with the Realtor who handled the closing on the sale. generally there are way to handle getting out early. one person can buy out other person,etc.etc. sometimes even turning it back over to the bank. good luck.

Sometimes, letting go seems like the easiest thing to do. But think about this: you've invested so much of your time and energy into another person; you've made a solemn promise; and you still know there's love, even if it's hiding underneath the surface. This website will show you how to save a marriage and avoid divorce, even if you're the only one trying https://tr.im/Hh72O

Doubtful they can get out without incurring a penalty. So it looks like either they stay together or sell up and take the hit or one of them gets someone else to move in and pay the mortgage in the absence of the other.
Poor bloke. Poor kid.

dont think they will be penalised. dont rent it out, if they cannot live together how will they share the rent together.
sell it and get out of the situation and slipt half the money.
go to citizens advice bureau.

they either stay, rent it or sell and split it all 2 ways, debts and any profits. Probably they need to go to the bank and talk it all through
