....a prefab co. quoted me $20 psf including everything, electrical, ventalation, shipping, assembly, everything. Is there a cheaper way?

$20/sf sounds like an excellent value!! Electric, HVAC, assembly, shipping... I doubt it could be contracted for much less and have as clean and professional look when done. Keep in mind that they also are conforming to YOUR local building code which is probably quite strict due to potential seismic events. BTW, How large of an office are you building?? There IS a cut off point where the exponential growth of the office space is cheaper to contract than to purchase pre-fab.... but keep in mind the service and amenities included. I did the same thing, but I built it my self. I built a 12 x 12 office using 2x4 and sheets of 4x8 paneling. I ran my own wiring direct from the circuit panel. I did not use sheet rock, put some insulation as a sound barrier. the whole job cost me around 900 dollars.which is about 6.25 dollars a foot.
