A lot of the rentals in Boston proper are 12 month leases, and th ekids go home from college but still have to pay for summer months. You can always find a sublet.
Bear in mind that rents run $2000-2500 near the colleges.

Try www.craigslist.org and check for apartments with short rental agreements. Lots of real estate agents work well with people looking for short term, especially around summer time, because Boston has so many college kids in the same situation (if they can't stay in a dorm over summer vacation, etc).
