Personally, I am in the process of looking and wanting to buy my first home. I am interested in a mobile home due to being cheaper then actual houses today depending on where you are yet again... If you were to buy a used mobile home, depending on the tasks to be fixed, it can become expensive, more then if you were to buy a new one... Buying and replacing materials, the things needed can accumulate and also you need to think that you don't own the grounds, you need to add the ground payements. You must make a lot of time for renovation and investment. As for a new one, just move in and start living. Less worries if you have a busy life. Mind you, there's used mobile home that need minimal work and the price are very good. Right now, I have my eye on one and that is the/my case.

If you have the money, connections and time... to renovate, replace it can help you greatly and also make your decisions clearer on your opportunities and possibilities on which home you can afford to take.

Buy used!! New ones are so much more and will take longer to pay off. It depends on how long you want to live there. I had one that was 20 years old lived in it for 5 years and sold it (took only 5 months). Got enough money out of it for a 3% downpayment on my house. With new, as it depreciates, you'll be lucky if you can break even to move on. Trust me there are more people who need cheap to have a roof over there head then there is people who are willing to pay the long dollar especially any used mobile home. Good Luck!

the older mobile homes have board weakness (flooring) and bad roofs. They last about 17 years and then need maintenance (all kinds and all at once). Usually for a used mobile home that old you'd have to pay cash, and insurance companies may not insure it if it's too old, plus you'd need to put it on a grandfathered in lot where there is already a mobile home, probably will have to buy an acre lot. You never really "fix" up mobile homes, what you need to do is buy a new one and buy it from the factory and ask for the "upgrades". What is in even new mobile homes are cheap appliances, sinks and tubs which mar easily. No matter where you put it make sure connections (water, sewer, electric) are in place. My friend owned a mobile home and he had red water (so he had to take his clothes to the laundromat for washing and had to rent water to be brought to him in containers for drinking purposes).

This depends on the brand. I bought a Redmond Mobile Home which was 1987 in 99.
This one need very little work and was built well. I paid 11,000. It had plywood floors and 2x4 studs. It was nice. Look at floors and frame work. Also, check out wiring.

If you are handy or have the funds to hire it done and it is a style you can live with you might do well to buy the used one. If not buy new. There are thousands of people who buy used every year so they can restyle it to their own needs instead of buying new that already has the curtains in it. Just remember it depreciates.

Used is cheaper and it keeps the rain off your head. New or used it's better than renting an apartment and ending up owner of a box of rent receipts. Just make sure you can keep it where it is. Moving them costs an awful lot.

20 years is old for a mobile home. dont pay too much for it. If a redneck owned it ,buy a new one. ha ha

When money is the bottom line the answer is yes. Just make sure it has been kept up. There are plenty of them that an elderly person has kept them in good repair.

depends if your going to live in it. If to rent fix it up and then rent it for 5yrs. then sell it. Think about it. how long would it take you to pay off a new one.
