I would like to know if there is a government or private organization that helps young families purchase their first house for non-qualify TRW. But the current owner will transfer all equity to the lending Co.

I'm not sure what you mean by "non-qualify TRW" but there are government programs for first time home buyers and for folks with less than median income, if that helps. Contact a mortgage broker. Good luck.

I think you mean that you were turned down by a lender already due to low or no credit. You need to sit down and do a game plan for the next two years to build/rebuild your credit. Don't worry, you wont miss out on anything because real estate prices are dropping/crashing right now so you dont want to buy right now anyhow, when you can wait for a year or two and get the same home for maybe half price.

Go and visit creditboards.com and ask questions about fixing your credit (after you have pulled your credit report). They can walk you through fixing your credit.

If I understand you. You were denied a home loan because you have poor credit. I don't know where you applied.

The best place to get an affordable home loan is applying for an FHA loan though a mtg broker or banker. Stay away from banks or credit unions with marginal credit. They only want to do the best qualified people.
