update kitchen, bathrooms,paint,paint,update furnace,or put in central air,new siding,new or more shrubs,make it have curb appeal. keep it clean,update all appliances,check roof out, maybe have redone,newer windows and doors,swimming pool,nice patio-area, just some things i can-think of

Wow. I just moved from Phoenix because buying a house there has gotten just too darned expensive.
However, there are things that will improve the value of any home. Not all renovations are equal. For example, a swimming pool in Phoenix does NOT increase the value of a house.
Look at websites like hgtv.com to get some ideas on what renovations will increase the value. Some simple things like general clean-up and fresh paint go a long way if you're trying to sell a house. A kitchen or bathroom renovation will usually increase the value.

You should get a realtor and appraiser who knows the local market to tell you what improvements you could make on your house that would make the biggest difference in your home's value. You don't want to upgrade so much that you go way over the selling prices of other houses that neighborhood - you won't get your money back. Or if you already have a decent bathroom, kitchen, etc, it may not increase the value if you remodel it.

You've gotten some good suggestions, but let me throw in the cheap ones...
Make sure everything is spotlessly clean and in perfect repair. You want potential purchasers to think "new" rather than "needs to be fixed or updated." Places to be sure to clean: baseboards, vents, windows (in and out), doorknobs, drawer pulls, electrical and switch plates, inside the microwave and oven, the front door plate, and inside any light fixtures. And the Clorox Bleach Pen works wonders on grout!
Move out excess furniture and personal stuff. This will make the space look bigger and allow people to focus on their future in the property rather than on how you live in the space.
Have some crisp, new sheets and pillow cases on the bed. When my home was on the market, I had a set of sheets to sleep in and a different comforter to put on the bed for showing.
Organize drawers and cabinets. People will open them and look. In your kitchen and bathroom, have all product labels pointing forward like in a supermarket. People will think the cabinets are bigger, cleaner, and better.
Put last season's clothes in the attic or in your car trunk. Your closets will look larger.
Repaint the interior if needed, using muted neutral Zen colors that everyone likes so much today. (The green that is every home, the earthy tan, the clay red.)
If your toilet seats are old, buy new ones. It will make the whole bathroom look newer.
When the place is going to be shown, be sure there are fresh flowers and fruit strategically placed, candles lit, and all the lights are on.

New siding, roof and landscaping works. Also if you have room add on to your house. Or add another structure, like a garage or storage shed.
