Look for a small income property..3/4 units...then figure the income against what your morgtage would be. You really want to cover at least that! Better if you can cover taxes and insurance, too. If you're handy, or can find cheap labor, upgrade the units ( at least cosmetically)...keep it clean...make it a nice place for someone to live...take care of good tenants...boot the bad.
Before you know it, you'll have "equity"...something to borrow against to make more improvements ( increase rents) or a down payment for the next property.
Nothing happens overnight, but in six/seven years, you're "sitting on a goldmine".
Location is the key... you want to be renting to better tenants every time a vacancy comes up....be on the fringes of a college town, in a changing neighborhood in a metro area, around an industrial area or mega-mall ( employees need housing)...something like that.

I bought a condo in Nashville, TN for 30k and rent it out. I live in Florida and the condo is now paid for so it's free money for me every month. For me, it worked out well.
