my landlord says i have 24 hours to get rid of my dogs.I am giving my 30 day notice and am not getting rid of my dogs.I do not have a lease only month to month.What can she do? please help.I live in Oklahoma and am not sure of the laws.

I have lived here for two yrs and the old landlord had no problems with the dogs.The new landlord does not like the dogs and says they have to go.

the dogs are indoor dogs but if they are in the yard and anyone trys to come in the yard they bark very loud and are large dogs.

as i said before the dogs live inside,but they do have to go out to use the bathroom and they are very well behaved dogs i am a single mom and have the dogs to protect me and my children and they are trained to do so.None of the nebiors have complained just the animal hating landlord.

Eviction typically takes 90 days, so just find a new place and leave at the end of this month. You do not have to get rid of your dogs... she should have given you a notice upon taking over the building of any rule changes. And notice of 24 hours does not count!!!

If you made a deposit, she cannot keep it unless you or your dogs have damaged the property. Just try to keep the dogs as quiet as possible for the duration of your stay.

She probably won't accept your rent for the 30 days of your notice but if you have already paid it she won't do anything except keep your security and any other deposits.
She can have you evicted but probably can't get that done after only a 24 hour period of notice, most places I've lived required at least 3 days and that was for extreme violations, not just having a pet.
She CAN sue you but if you don't have a lease it would only be for days you haven't already paid rent and for damages she WILL find that your dogs did.

A new owner of the property will likely be happy to be rid of you and your dogs so she can raise the rent. Try talking to her to see if she will tell you what she really wants and she might make some compromise as long as you are already planning to leave. Any days that apartment stays empty are days (and money) that will never be made back up, so she might be will ing to get a little more money from you rather that lose it forever.

There are a lot of unknown issues here. Did you have the dogs when you moved in? Is this arrangement agreed upon? Or did you just get them? Are the dogs dangerous in anyway? Are they noisy?

These issues will have an impact as to what can and cannot be done.

And what happens in 24 hours if you don't get rid of the dogs? Did the landlord say? It takes weeks to evict someone legally. They must give you written notice...and the notice must come from the constable or other court-appointed official.

If you landlord does not allow dogs, or you have a restricted breed (like a pitbull or over the weight limit) they can make you get rid of the dogs. I would suggest you find a place for your dogs to stay. You are in violation. You should have asked before you got the pets, but now you need to do something fast. Find a temporary home for them. You don't want to take the chance that something will happen to your babies.

Did you mention the dogs to her before you moved in? I'm betting you didn't cos if you had, and she doesn't allow dogs then you wouldn't have been allowed to move in. If you had a lease it would state the terms and conditions of your tenancy, ie no dogs, children smoking etc. My advice is move out and find somewhere that will take you and your dogs and get it in writing. It's better to talk these things through before you move in.

just leave in thirty days i would not let the dogs go and when you rent somewhere else don't tell them you rented off her . and if you don't have a lease then she should not say nothing cause if she don't want dogs then she should of had a lease stateing that

you can leave in a month, but since you are breaking the lease (assuming she won't let you) you may have to pay for the remaining time on your lease. you still keep your dogs, but you will have to pay alot of money.
Just get rid of the dogs, and move out asap when your lease expires

Not return you Security Deposit...........Is There a no Pet Clause in your agreement .
