I rent a house and recently during the wonderful downpours of rain , the water came running in around the beams above the fireplace. My lap top was soaked. It will not work. I have spoken to the Real Estate agent and am not happy with the response that my landlord evidentaly has Landlord Insurance but says Bad Luck. If I had left my Laptop outside in the rain , the damage would be my fault. But how does a leaking roof become my fault? Landlord says water ran in under the flashing around the chimney. Surely this is the landlords responsibility. What is Insurance for? Can anyone out there help me resolve this matter? What steps can I take to resolve this matter? Any help would be greatly appreciated. Thankyou

Dugganoo; Undoubtedly, SOMEBODIE's "House-&-Contents"
Policy [should cover] the ruination of ANYTHING inside of a house..

But, WAS there a policy?
(Because.. it is almost certainly [your job] to ascertain [that there is]
such a "cover' on a property)..

You see, Dug, -there well may BE no policy. So, -depending on WHAT
country you are in- at least, have a [free] "first-session" chat
-with a Solicitor/Attorney.. (and only go along with his..
recommendation [on the grounds, that] -you "pay-on-RESULTS", -ONLY(!)

NEXT: Without making a single mark ON the "ruined" laptop 'putor,
open the back.. (but, first purchase all new batteries
-including any "watch" battery); AND, a can of: "C.R.C",
-in an Electrical-supply shop. Immediately give the innards
OF that 'putor a lite spray, -then leave it, balik-tad -overnight.
Next morning, replace batteries; plug everything together: TRY it..

Landlord is only responsible for something that he has been made aware of by letter (keep copy) in advance , and did not fix it. This is why it is important to sends letters to Landlord by certified mail, have proof you made Landlord aware of problem with house. You can take him to small claims court, there is a 50/50 chance that you will win.

U should have gotten "content insurance" when u moved in to protect YOUR property in such a situation as this.
I dont think u have a leg to stand on,sorry.

You shoould read the insurance carefully first. Then consult it with someone else to see if they think you are right. If you are, go ahead with whatever you need to do. If the police question you, show them the papers.

take him to small claims court. reason for claium - damaged property due to poor maintenance by the property owner.
