Its confusing but here i go...
1. You look at team 1's opponent field goal percentage and team 2's shot attempts per game (40% allowed, 90 field goal attempts per game)
2. then you use that o find out how many shots that team 2 would most likely make ( .4 x 90 = 39)
3. You are now left with the amount of shots team 2 will most likely make, it gets tricky here multiply this number by 2 (39 x 2 = 78)
4. Add 1 pt for every 3 pt shot that team makes per game as well as free throws made on average (78 + 9 threes per game + 17free throws per game = 104)
5. now you have team 2's score add that to their at home or away average and get that average ( 104 + 95ppg on the road =199/2= 99.5 so 100)
6. repeat the same steps for the other team
7. add them together and there you go, this helps with spreads too

The best possible formula I could give you is to take both teams' average points per game and average them together. Then take the average of both teams' average points against per game. Add the two together and you'll have an idea of what the over/under will be.
(Team 1 PPG + Team 2 PPG)/2 + (Team1 Pts Against Per+ Team 2 Pts Against Per)/2
Obviously there's going to be some variability to this equation (injuries, trades...) It will work best when two teams from the same division are playing each other because they've played each other before and share many common opponents. When a team from the West plays a team from the East this equation will not work well.
