does the valuation include the state of the house and garden or do they take the average of houses in the same street.any info on the valuation process would be helpful.its through wrexham council

Don't know about Wrexham but in Glasgow the price they offered was not decided on anything to with the value of your house on the open market. They would look at how long you've been paying rent and other factors. I've heard of people buying their council houses for £20k and selling it on for over £100k. Great profit to be made in the right area.

I believe all council valuations are based on the same. Its not on the state of the property but based on the rateable value which will mean all properties in the same street will have the same or similar value. It costs nothing to ask, but usually if you exercise your right to buy, once the valuation takes place, if there are any programmed works like new kitchen & bathrooms, your property may not get the improvements.
