That's ridiculous! You're asking us to give you the equivalent of a four year college degree in a few sentences. Absurd!!!!
OK - Here goes.... Learn what the market is. When you look at a house, have an idea what it will sell for fixed up (or rent for). Learn how to do your own repairs - and what kinds of repairs are expensive. Avoid houses with the wrong things wrong. Don't take things personally, but acknowledge that others will. Allow the other side to feel happy about themselves, to feel they have "won". If the dollars work, do it - if they don't work, don't do it. Let your feelings get involved, and you'll lose. At each step, try to have a "safety" contingency plan. Don't cheat people - that will get around, and you do need to sell or rent your properties.
