I know for a fact that my tenant is doing childcare out of MY home that I rent to her, does anyone know how I can research to see if she's licensed, and if she's not, how I report her?

Depending on your state laws, People are allowed to administer childcare to people with out a license depending on how many kids she is watching and in what age group.
if there is talk about child abuse, Pick up your phone call your CYS office and report her. You can also call CYS to get all the answers to your questions about her providing care.
Also you say she is not paying rent, but your the landlord.. Seems like its time to send out the eviction notice and seek legal resources to get her evicted.
Note to Hazel.. How can one forget to pay the rent? Come on now. As a landlord this women has every right to be paid its her home she is renting and she has bills to pay too. Why don't you stop paying your rent or mortgage and see how long you last in your home.
People like this need to put on the big girl pants, pay the rent and do whats right.

You could look up the laws at the (state) general statutes. Sometimes landlords do not permit running businesses from their rentals in writing that the tenant signs. Depending on the laws is what you are able to do as a landlord, the privacy act prohibits violating that. In most states you have to give the tenant 24 hours notice before entering the house for a inspection. As for the liscense, you could get online and do a background check. If one of the neighbors were to call dss, since the rent is behind, you could request information from them about any employment the tenant would have. If they dont have a liscense then they could be looking at fines, jail time, and possible charges placed from all the families involved. Do some research before you make any moves, and remember, when you rent to a tenant(more then a verbal agreement, papers signed) you give up some rights to the property. So making a appointment with the tenant, giving them 24 hour time frame to choose from is ideal!

Are the children being mistreated or abused? If not, why worry?
Is the house getting wrecked to the ground? ^^^
We have several rental properties, and if that is the biggest of your problems, then breathe easy and be thankful.
There is a limit of children that she can take care of, depending on your state's regulations. You can always call the police department or courthouse to get you started off on some leads if you feel something fishy is going on. I left you a link below you may find helpful.

Check your state laws on child care licenseing. As the landlord, you have the right to know.

Unlicensed childcare should concern everyone. Ask to see her license and if she doesn't cough one up, call the authorities.

a licensed business would be required to display the licence in plain view to assure the clientele. and being as you get that licence from city hall it follows that any enquiries etc. would be refered to them....yeah?
