If you want smaller fruit trees buy them on dwarf root stock. These have been breed specifically for courtyard and smaller gardens, still produce fruit, obviously in small quantities but in ever other way but in tree size the same.

you can not train a plant as if it where a dog! plants are the size they are because of evolution,, the dwarf trees you buy today are small because the growers picked only the smallest trees to pollinate with each other to produce smaller trees!! you would kill any tree you tried to "stunt" in anyway...

They will naturally want to grown tall / bigger than dwarf however, you could espalier them to control their growth.
