Need to list property/house on the MLS as for sale by owner.

you need to find a "discount broker". For about $500 they will list your house on MLS, but you still have to pay the buyers agent.

Usually the real estate commission for selling a house is 6%. So selling a $200,000 house will cost you $12,000. If you use a "discount broker" you pay the broker $500 and the buyer agent $6000. That saves you $5,500.

But be careful. Some agents won't show houses that are not listed by other agents. This is their way of protecting their industry.

It can be done, most companies charge a flat fee.
Good luck, most agents will not admit it but they are not going to show your home. It is too much a a hassle to work with the seller of a fsbo, and it goes against how we make our money. If we encourage you to do it, we will be out of a job. Like I said, most will not admit it, but its true.
Example. There is a home in my mls right now fsbo. I sold the house next door, and another about 4 homes down. This was 8 months ago, he is still sitting on the market. Why, because no one wants to sell a fsbo. The market is getting tougher for people to sell fsbo, but if you are going to i suggest you save your money and keep it out of the mls. Good Luck,

you can't do it personally but there are companies that for a fee, will add you to the MLS. Usually anywhere from 300 to 600 bucks. However only realtors have access to view it as well. And unless you're willing to pay a commission to those realtors, none of them will show your property. In addition, with a realtor you'll know how to price your home competatively, you won't have to show your own home, and you'll know if prospective buyers are able to buy your property because a good realtor will require prospective buyers be pre approved for a loan. Another thing is that realtors are a free service to buyers. They won't want to negotiate with you because they don't know what to look for. 80% of FSBO's (for sale by owner's) turn to a realtor for help because it's extremely hard to sell a home on your own. If you do decide to be a FSBO, get readt for a barrage of phone calls and letters from local realtors trying to list your home. It's free to talk to a realtor so try that first. And remember, you don't pay if they don't sell. Let them spend THEIR money advertising your home.

The MLS (Multiple Listing Service) is something that Real Estate Agents pay to be a part of, it is not a free service. It is also not service that is offered to John Q. Public. So you are out of luck there.
However there are web-sites that cater to Owners selling their homes themselves. Try Help-U-Sell, and I believe it's www.helpusell.com - They offer a lot of services, some free to folks selling their own homes.
