Please say where you live when asking a question about gardening. Assuming that you live in a part of the country where it gets cold in the winter (in a tropical climate you would know all about zoysia), you should be aware that zoysia goes dormant in cold weather and turns paper bag brown. It gets green again in April or May. It also has a tendancy to escape you yard and invade your neighbors. Some people take it rather badly when your zoysia begins to cause brown patches on their lawn in the winter. Apart from that, it is disease resistant and drought tolerant and it doesn't need mowing as often.

Some people love it and some can't stand it. It's the first grass to go dormant in the fall and the last to green up in the spring so you may have a green lawn for maybe 4 months of the years (depending on where you live). 2nd bad thing--you have to start it from plugs, not seed.

But if you don't mind all that (you don't have to mow it as much) it is dense and tolerant of high traffic and crowds out most of the weeds once it is established.

Compact, slow growing habit. Requires less water and less frequent mowing than other grasses. Disease and weed resistant. Here are some links.

Good because its a slow growing grass and you mow less frequently. Bad because I don't think its a very attractive grass.

IT IS A WARM SEASON GRASS AND REQUIRES THE SAME DIRECT SUNLIGHT REQUIREMENTS AS BERMUDA. ALOT OF PEOPLE THINK IT'S FOR SHADE BUT IT IS NOT. IT SPREADS VERY SLOWLY SO IF YOU GET GRUB WORMS FEEDING ON THE ROOTS IT TAKES ALONG TIME TO REPAIR ITSLELF. YOU WILL STILL MOW IT ON A WEEKLY BASIS DURING THE GROWING SEASON. IT COST MORE THAN BERMUDA. IN SUNLIGHT GO WITH BERMUDA, IN SHADE STAY WITH FESCUE. IT NEVER GOES TOTALY DORMANT IN WINTER. IF YOU SPREAD THE THATCH APART YOU WILL SEE GREEN DURING WINTER. AS A CERTIFIED APPLICATOR I KEEP MY NON-SELECTIVE HERBICIDES OFF OF IT DURING DORMANT SEASON BECAUSE YOU WILL SET IT BACK OR KILL IT.
