Hi, if you had an empty lot on which to cost- effectively build from scratch a rehearsal complex of 10 15x20 ft spaces, what materials and methods would you chose for walls, floor and ceilings?

Could you make a cost per sq ft estimate?

stick frame, slab & sheetrock - still cheapest, thats why builders do it!
apply all your sound proofing to surfaces, & maybe sound boadr on partition walls under sheetrock! siding exterior, over osb ( nailed 6" o.c. - hurricanes ) & tyvec!

There are some excellent books out there regarding studio construction......if you're building from scratch, it's an excellent opportunity to review some of the special construction features recommended , and implement them in the construction phase...rather than backtracking later. Is this going to be a commercial enterprize?......do you require any special zoning clearance where you live?....something else that you might look into
