For a foreign national an individual or a company so many regulations to invest in India and to purchase property or to become share holders etc;you have to apply in a standard forms applications to submit to RBI: Refer RBI manual : After getting the permission only you are allowed to invest or purchase.

The answer given by surez is not correct. Fact is that in USA any body can buy a property but not in India. Recently my son, who is on a H-1B visa has purchased an apartment in Boston, USA.
In India also a foreigner can purchase property, after fulfilling some Minor formalities with RBI. You can visit the site www.rbi.gov.in

My Dear Friend.....
This is India Inc....... not a country or democracy any more....... any body can do any thing and get away with it.......... (Mind You in US ... the most democratic nation .... you cant buy........ and believe me...... no cut throat American will help you buy a property... come what ever may be the amount of gift offered... again not because of patriotism... but for fear of electric chair... not even Sam can help him .. if he is caught....)
Where as in India...... a Foreigner can not buy..... but the Private Equity Funds ... Benami Funds who represent faceless criminals and black money holders....... can always buy.....
What can........ They are already on the spree....... and thats one of the main reasons why real estate prices are also ..... like
having been launched by ISRO...... Long live the the patriotic Indians working for MNCs and these Funds....... DISGUSTING...

even as there is no restriction on NRI procuring residential resources a similar isn't perfect for foreigners. NRI can no longer can also no longer take progression of land or authentic resources mission with out earlier approval.
