Pickup. DO NOT USE A VAN to move things like a lawnmower or trimmers that contain gasoline. Gardners typically need a lot of gasoline and you'll probably need a few gallon containers too. Gasoline fumes can quickly overtake a driver in an enclosed vehicle. If you use a van, you must purchase a dolly that you can tow to place things that have gasoline in them out side the vehicle.
If you have valueables that need to be locked. Get a lock box for the pickup. Or purchase and extended cab and take out the back seats.
Be smart. Sure stuff may be valuable that you can lock up in a van. However your life is much MORE valuable isn't it?

I'd agree with your thoughts on this, with the addition that you'll probably be carrying fuel for mowers etc. and that's not a terribly good idea in an enclosed van, though we all do it.
I'd try and find a van with a bulkhead between cab & loadspace, and make sure there's plenty of ventilation to the back; you can construct racks for your tools & equipment, which you'd have a job doing with a pickup.
The "off-roading" thing is more a function of tyres and driver ability than anything else, at least where you're likely to drive.

Most gardeners have pickups as far as I can see.
Doesn't mean they are all right. But chances are a few of them are.
Only the smallest of trees can fit into a van, and you often have big machines. a ride-on mower etc would fill a van but easy to get onto a pickup.
you can get bolt on tool chests for things like the chainsaws
Go on, get a Mitsu Warrior.
I do a lot of tree surgery and find my car and trailer do well for most things - might be worth starting with that if you have somewhere convenient to leave a trailer.

Go with a Van, the trucks are nice but you can get 4x4 vans with good tires, the plus side is small shrubs and flowers are protected if you have to transport them and as well as no unloading of your tools at night and they stay dry in the rain. And you have a larger rolling billboard to advertise with. Good luck hope this helps!

Over all I think the pickup would be better. Many people want
top soil hauled and a p.u would be much better for that. Also if
someone wants a tall tree you can't haul it in a van. My brother
took a tree that I had him dig up , it was too close to the house. He tried to haul it in a cargo van. The end stuck out too far and he got a ticket for it. I told him so!!

i think the van would be better because it keeps all your gear safe and dry. safe, from thieves.(who knows?) someone might think of stealing any valuables visible on the load bed.
choose a van that has a four-wheel-drive tranny and diesel fed.
it's ideal in europe.

I personally would use a small van or get a small trailor and use my car (much cheaper)
