In a nutshell it means te rent per square foot per year. In commercial terms the rent per square foot is expressed on a yearly basis. So if they say 25.00 per square foot on a 2,000 sq. ft unit then the yearly rent is $40,000.00 on a monthly basis would be $3,333.33.
