I currently have some houses that i am renting. I want to know if it is my responsibility to put refrigerator and dishwasher for the renter since I dont have them in my house right now.

Having a dishwasher and/or refridgerator is not an obligation on your part, as long as the prospective tenant is advised of it beforehand.

However, providing these 2 appliances would definitely make for a far more attractive rental unit, since most would-be renters don't normally drag around their very own fridge and DW.

You could buy these appliances for very good prices on Craigslist, since you really don't have to have new ones. the cost would be low, and of course you'll write them off as an expense on your P/L. A small price to pay for making your place more desirable to rent.

Why do not you purely wash your dishes in a sink? Saves on electricity and water. yet would not a dishwasher be a luxurious? It depends what the rental is usually the appliances are provided by the owner if its an apartment. If it is a house then the fridge is sometimes brought by the tenant but you should still provide the dishwasher.

No you don't have to if you advertise the house as unfurnished. But, then, you may want to if you don't want the tenants to chip the door casing moving big things in and out.

It is up to you.. you can provide them or not but make sure that they are mentioned in the contract.. you will be responsible for their upkeep if you provide them...

Be aware that your property will rent faster if you do provide them.
