If your floor needs refinishing it of course can be sanded, stained an polyuerethaned. Also there are some excellent products that can refinish without sanding if the wear or damage in not severe. First, the old finish will be chemically softened and then redistributed with a buffer, then poly as usual.

orange glo is really good on hardwood.
it repairs it.
