The OFT has a free booklet, called "Using an estate agent", which is available from its website http://www.oft.gov.uk/Consumer/Your+Rights+When+Shopping/Home/default.htm
or by calling 0800 3893158.
The guidance covers England, Wales and Northern Ireland.
Failing that, there are other Estate Agents out there who would be more than happy for the business! Hope you sort things out

My first concern is why don't you have a copy of the contract? you may be obligated (contracted) to a pre-determined set time for the agent sell your home. Without more information, I think communication may be the factor here. You had two viewings already so he/she might be doing something right. It usually takes time, a week, 2 weeks or so to get your home in full selling gear. I always keep in contact with my clients at least once a week to give them an update. Right now, I would get that copy of the contact and read what you signed. If you are really upset with the agent, tell him and explain why you want out of the contract, most legitimate agents will tear up the contract, if not, the worst case scenario would you paying him full commission after you paid your new selling agent his commission. When in doubt, see a Real Estate Attorney.

You can change your estate agent. Tell them you are not impressed and are looking at putting your house on the market with a different agent, they'll probably buck their ideas up!

If you are not happy with your Real Estate Agent, find another one and tell your current one you found someone another Real Estate Agent.

If you have not signed a contract, tell him he is fired. It sounds like he hasn't lived up to the terms of any contract anyway.
