It should be stated in your purchase contract exactly what the seller must do. If you already have an executed contract on the house you should look it over and see what his responsabilities are at this point.

If you don't have a contract yet you should
A. write a contract stipulating that the seller must fix these items
or
B. give you concessions to allow you to fix them yourself
or
C. your in love with the house and don't care and will take it as is.

the answer is it depends. It depends on the language of the original contract, and on what you then negotiate (wether you are the seller or buyer.) I replaced the roof on the last house I sold after an inspection (ouch was not expecting that.) On another house the guy tore it down so he wasnt too worried about an inspection. The house I own now needs a complete renovation, but I did ask the seller to make some repairs that I felt were basic and neccessary. However, he totally screwed me on the repairs, even though they looked done. So next time I will just ask for money off the purchase price and have the work done myself. good luck!

It should be stated in your contract.

Commonly used language states that the seller will pay for necessary repairs as long as the cost of repairs does not exceed a certain amount. If that amount is exceeded the parties may renegotiate the sales price or cancel the deal.

In most of the US. The seller doesn't have to fix anything. but most often will agree to make a few repairs or credit $ for them.
