Help! The super in my building does not do his job properly. He already received two written warnings. Next?

I do not want to fire him yet. Any suggestions?

Two written warning..
Dock/cut is pay by 10% as a third phase. Be sure this is also in writing and he signs acknowledgment.
Then terminate on fourth if that does not get him motivated.

He deserves to get fired. Let him have it. Let him get the axe.

If he's not doing his job then he shouldn't be there, period.
