Assuming you want a liquor license, whatever deal you negotiable make sure that if it does not include that that you are able to get one.
I would suppose that it depends on your state but in some states they are hard to obtain. Buying the building will be useless if you dont have one and cant get one. I know that having a felony will automatically exclude you (not saying that you have one). I dont know what the other critera is.
a night club the size of a matchbox in downtown new york city is obviously going to be much more expensive than a sprawling 5600 square foot establishment in idaho
