Sounds good to me. I would always prefer a property that didn't need them, but this sounds like a good way to solve a drainage problem.

The answer to this question depends largely on the property in question. Generally, if the property is properly drained by the system in place, and there have been no recent problems, it won't affect the price. On the other hand, if the property has drainage problems and the system is not adequately handling the water, then you may have to lower the price. Either way, if drainage was or is a problem, most states will require you to disclose it to a potential buyer.

This answer is extra for the those who say "Oh who care" or something of that nature. those are likely an same those who Bit## and whinge that the realtor makes too a lot.... nicely you won't be able to have it both procedures. A realtor deserve's what they make because they could spend time with a customer or supplier and not in any respect make a dime. So once you accepted it out they are not making as a lot as you imagine. And for a number of you bone heads who imagine that maximum brokers get an complete 3%....uh, yeah no! they ought to split it with their broking service and countless different brokers are a crew of two the position they chop up it back. Then they have run expenditures with the help of their commissions, gas, pcs, cameras, table lease, MLS, realtor prices, self employment taxes...after a lengthy time period the money that began off isn't there anymore. anyhow, back on your question.... in basic terms tell the guy the situations and he will be miffed slightly, yet hi, it really is a gaining expertise of experience, he ought to not in any respect practice residences devoid of an unique customer's broking service contract. Congrats on the abode nonetheless.

No but the lack of french drains and/or sump pumps might put a serious damper on the value of the home!! Nobody wants water in the basement, what you have is an added benefit to a homebuyer, be proud of it and advertise the fact!!!

you may scare some buyers but most will not care. I would say it adds value because they have peace of mind that no water is coming in.
