The cheapest way to buy a home today is go modular and try to buy land at a reasonable rate. Building one today is no bargin any more unless you can build it your self and even at that it may cost you more than a modular.
The quality of todays modulars are very good with exellent warrenties on the entire structure. You also get to look at a finished product before you buy.
When you buy a new modular you also pay no realestate percetage or closing cost., it's like buying a car, so don't let any one talk you in to getting an agent or charging you percentages.
You save an automatic ten to thirty thousand dollars or more depending on the cost of the house.
If you can get a package deal from a modular dealer you also save that amount on the land.

Buying a second hand house seems better as they seem to make them smaller and cheaper every day and obviously you will have more choice as to the position of the house. If you want to build, purchase some land and then obtain finance for the building of the house you would like. Purchasing a house and land package deal will obviously give you less choice.

I have built a few. The cost of building is generally about 50% of the resale value, sometimes much more.
That said, there is a LOT of stress involved with building. I just got doen sweating out the rain, the roof wasn't completely sheeted and the weather man said there was a storm coming. The guys got it done in time (hours to spare) but it was very nerve wracking. All of the permits are a PIA too.

To build a home is cheaper but you still have to landscape, create a driveway etc. The house on the market are already established and in many cases have larger lot sizes and better locations.
It just depends on what your happy with.

There is no exact answer. It's like buying a used car verses a new car. Even some new cars will be lemons; and some used cars will be cream-puffs. (and the reverse is obviously true too.) Caveat emptor.

You are paying for ther house at cost rather than factoring in appreciation in value since it was built...hence it is cheaper....

depends on your budget.
by the time you hire the labor, pay for materials and permits you are gonna spend a good deal of money. generally, i'd say buy is cheaper.

not here homes run 130 per square feet but if you buy one older and fix up around 90-110 per square feet.
