I have hot water,but lately i have noticed when I go outside to walk my dog my hot water heater is letting all the water go underneath my mobile home,why does it keep doing this?It refills itself.But I know this must be costing me money.The water heater is set on the lowest setting possible.I have a 40 gallon short tank.My hot water is otherwise fine.Except for the dumping of water.any suggestions?And,No there is no man of the house.

The water is probably coming from the pressure relief valve. This is caused by too much pressure building from too much heat. If it is an electric the sensor might not be touching the tank securely or be faulty. On most electric water heaters there are also two sensors, one for the top half, one for the bottom. One might be turned up too high. If it is a gas water heater the probe that senses the water temperature could be dirty or have a build up of scale on it causing it to not work poperly. If this is the case a plumber can remove the gas valve and clean the probe in less than an hour.

You will need to replace it. The inside of a hot water tank has this big glass bottle and my guess it that that has a crack in it or on of the outlet/inlet lines may have a Break in them. as for the water going out the bottom of the house there is a vent that comes up from the bottom of your home and that's where the water is most likely coming out of under the house. also for any mobile home users Please be sure if you live in a cold Climate to check that's heat tape under your home Before it gets cold out. You will save yourself alot of hassles and money getting it done early in the year.

Check to see if the water that is leaking outside is coming from the safety valve discharge pipe or possibly the drip pan that is underneath the heater tank inside your home.

Replace the Thermocouple. That is the piece that the pilot flame is against, with a capilary tube that leads to the gas valve. This senses the flame being present, and if it doesn't detect the flame, it shuts down the gas flow. Just pay attention to the capilary length when getting a new one. by the way, you should buy two. Always keep an extra on hand for an emergency!

Find out if the water is leaking from the temperature and pressure valve. If it is, replacing the valve is easy. If it's not, you're probably going to have to replace the tank.

if you fill your heater up and start warming it up the water inside will expand and escape somewhere.
If you think you cannot explain the ammount of water you loose this way anymore, you may have a leak and should call a plumber to get it fixed.

it shouldn't be dumping water at all. call a plumber and have him look at it, it sounds like you have a leak.
