I am starting a real estate invesment company and I need some investors to assist me with my rehabs.

There are several companies that will lend you money on properties for rehab. They require an application to get a loan. sometimes this process will cause you to lose projects because of the time involved.

The best way to get investors for your rehab projects is to cultivate them yourself.

You can do this by advertising in your local newspaper. You must do this consistently so they will know that you will be there all the time. Sometimes they will look for your add several times before they call. Some want to see how long you will advertise. So spread your ad out over a long period of time.

Once you are contacted make sure that you have a good program for them. They will invest if you can put into words exactly what you need, want to accomplish and the method in which you are going about accomplishing the goals you set out.
I find it best to write my scripts out and go over them.

Then you will have to make an equity split with them.When you first start you might have to give more, but over time it will equal out.

If you do your investors good and make money for them they will tell their friends who will tell their friends. Pretty soon you will be investor heavy.

One thing to remember when things are going good you will call your investors to let them know that things are going good. Now be the very same way when things don't exactly go the way you plan. It is always better to ask for more up front than to go back and ask for more later.

Make sure your investors are always protected so put their name on the property until you get bigger. Then there is a better way of accomplishing this that you should use.

After a while you will have to move up to bigger and better projects for selling and keeping.
