The building is 3 years old and constructed by a reputed builder. Also, problem is the builder has not formed the society till date. Will it create a problem?

Please guide.

You need to know that the current owner has the clear title in his/her name
You need to know if financial companies are tied up with the current owner.
You need to have the Encumbrance Certificate from the local Municipal office stating that it is not a property with litigation of any short.
It is safe to publish in the news paper that you are intending to by the property and if any one has any objection let them notify.
Make the full payment once the transfer/resale doc. is in your hand.
