You want someone who is "Johnny on the spot" and can keep your best interests in mind. Someone who is on time to your appointments, interested in your input and opinions and has a good personality. Someone with experience is a good idea too. It's a good idea if he/she knows the area. Our agent is awesome. She can spot potential problems or issues when viewing a house and she give us her opinion when we ask. Oh, and she will meet us any day or time, even on short notice if she can manage it. I keep thinking of things and adding them, as we are in the process of buying our third house.

Professional Organization memberships in particular buyer related organizations

Look for an agent that meshes well with YOU. Competency should also rank high in your search for a Buyer's Agent.
You will know that you are working with a Professional when they interview YOU before working together. In my opinion, a true professional asks more questions than just the standard "number of bedrooms... number of bathrooms". There is much more to it than just that.

My first realtor was awful, he didnt take me seriously, he would tell me that he was only available during certian and times and didnt have time. My current realtor is awesome. She is energenic, she looks into the houses before we go and look at them, she looks to find out what the owners paid for it and what upgrades it has, she is patient with us and is determined to find the right house for us. She isnt pushing us to buy more of a house then we can afford and in our budget range. We even took her out to lunch last weekend after our house hunting extravaganza! She is the best and she is really working for us and to get us the best deal. She works for Howard Hanna in Ohio.

Get one that won't conspire with the sellers agent to screw you over...mine did this and I threatened to sue both of them. Needless to say I got the house with no more problems.
