I'd say the entire First Colony general area is quite nice and safe. I dunno about the 77478 region, since I've lived in 77479 for the past 6 years of my life. But if you are thinking of possibly living in that area (referring to the area on the south side of hwy 6, around Sweetwater Blvd, Austin Pkwy, and Commonwealth Blvd), I'll have to note that since that area is known for its really good schools and many families are constantly trying to move into the area, so house sellers would take advantage of the high demand and hike up the values of the home they are selling. But if you are a family with kids, I'd say those areas are truly the best to live in.

Well, the new part of Sugar Land is in the zip code of 77479 but they are still very nice. The Gables are both in 77479 and 77478. If they are past north Highway 6 than they are in the 77478 region. The highlands area and neighborhood is also past the highway but they are very nice. If you are looking for Old Sugar Land, I would stay away from that area because it is not very safe.

There are lots of masterplanned communities in Sugar Land. Be sure, though, that you look on the south side of 59. The north side is older (and there's a prison nearby, too).
