That is too vague - do you have to move furnishings? Do you have to pick up large items? and so on each task adds to the complexity. Typically you are paid by the job or by the hour and that is how you determine the rate of charge. If charging a flat fee call other companies that offer the same service and charge somewhere in the middle of the first 5 quotes to start gradually increase your rates based on services provided such as mopping and floor polishing. You should charge per sq. ft. and also for any equipment rentals that you incur. There are rental companies that rent powered sweepers that you can actually sit in and drive like a zamboni or you can rent or purchase a walk behind self-propelled sweeper. Either of these would cut cost and time in half. But, if there are items to be moved and the area has to prepped, you should charge accordingly. 5-7 cents a sq. ft. Thats not to bad $3650-$5100.

I charge $25.00 an hour... minimum 1 hour guaranteed.
