perhaps you need to look at what your agent is doing or not doing for you.
It's true, that at the right price, nearly any home will sell...BUT only if people know it's for sale.
Another question is: what kind of condition is your house in? Any funny smells? (don't trust your own nose, you get used to your own smells)... do you have up a lot of highly personalized items or religious paraphenelia or family photos? Any fuschia or lime green walls? Too much stuff to walk through easily? Are your plants dying or wilted?
Maybe the price isn't the issue...or maybe you are in a depressed market, and time is the only cure, but there may be other things keeping you homebound....

How cheap you can go is a question only you can answer. what did you pay? are you looking to make a killing of this property? I don't know, i could be wrong, but a pool in Florida seems pretty common, so i don't see that as a huge selling point. Is your agent doing their job correctly? how is it advertised? did they just put it in the mls and forget it? You really should be asking yourself, and your agent where your price should be, not people on yahoo that have no idea how your home compares to others in your area.

I live in southwest VA and I paid $89,000 for my 1776 sq. ft. brick cape cod. It is in immaculate condition with two fireplaces, a huge screened in porch, 3 bedrooms, 1.5 baths and beautiful hardwood floors. In addition to the bedrooms, it has a den and a sunroom , dental crown molding throughout and a beautifully landscaped yard. But, as they say....everything is LOCATION, LOCATION , LOCATION. I have a sister who lives in Florida and she pays $1000 a month for a tiny apartment in a large building complex with no privacy.

if your house is big enough i would keep it around that size but maybe you shoould make the outside of your side look a little more appealing and the inside also.
