As a community college professor, I would consider it plagiarism. Anything you do not write yourself, in its entirety, needs to be quoted and cited. Unless he plans to cite your entire paper, or the 90% of it he doesn't change, it's plagiarism.

If you aren't going to learn the material, why bother taking the class. You invest your time, effort, and money in your education. Don't cheat yourself (and annoy your instructor) by not giving it your full attention and effort.

"my essay" = plagiarism.
Your own question contains its answer. You've written an essay, which your friend wishes to hand in as his own? Oh, sure, he'll make some minor changes to fit his needs, but it's really your essay? Not even close. Tell your friend to write his own essay with his own examples.

Depends what he edits out and replaces with, I Mean it is most likely to be plagerism unless he changes the concepts completely

Sorry, it's still plagiarism. Unless your friend intends to put all of your ideas in quotes and then document them in the proper style (MLA or APA).

Good rule of thumb - if it's not your idea, put it in quotes!

No, as long as it isn't EXACTLY the same. But watch out because some teachers keep ALL papers for this reason. Even if you took the class the previous year, they keep papers and compare them. Be careful!

Yes it is plagerism. It is your writing and your friend is just changing it around to make it his/hers.
