In most states you are required to pass the local real estate agents test to become a mortgage consultant. Some states require only that you apply for a license, post a security bond and you are a mortgage consultant.

You have to find out the requirement from your state. You can do this by calling the Department of Real Estate to see if a real estate license is required to become a mortgage consultant in your state. If they don't ask what agency handles mortgage consultants.
