The ownership of the property is then decided by the Probate Court. Any children or heirs of the landlord will be served with notice, and will be able to state their claim. If there are no heirs, I believe the court can order an Estate sale.

The law provides for the inheritance rights if there is no will. Someone will wind up owning the property. Until that is settled, someone will be managing the estate, and that manager will be the person to whom rent is paid. The manager will specify exactly how checks are to be drawn. Your rights and responsibilities as tenants are not changed.
